I own the property, so why can’t I build what I want and where I want it?: A structure must be compliant with the Maricopa County Zoning Ordinance, applicable building codes and all regulations before an approved building permit will be issued. All required inspections must be obtained before the structure receives a final inspection and/or a certificate of occupancy.

1. All required inspections must be obtained before the structure receives a final inspection and/or a certificate of occupancy.

2. I don’t see why I have to do anything about an existing structure, since it was on the property when I purchased the site.: As the property owner, you are responsible for the zoning compliance of all structures on your property, whether you or a previous owner built it.

3. There is a violation on my property. Does it continue while I have applied for a variance?: Yes, but the violation will be placed in administration remedy until the variance request has been heard by the Board.
