Upfront Fees

 

Beginning February 15th, 2008
The Planning & Development Department will begin collecting Upfront Fees for paving projects on Unsubdivided lots (lots not within a recorded subdivision). These fees will be assessed for each parcel, and applied to the balance of fees owed when issued.

  • Paving Permit - $300 per parcel number

New Adopted Codes & Flat Rate Fees

 

Effective October 5, 2007

Adopt amendments to the Planning and Development Local Additions and addenda to adopt the following building codes with AZBO/MAG amendments.

Plans may be submitted under the new or old codes until January 1,2008. After January 1, 2008 all plans must comply with these new codes.

  • 2006 International Building Code
  • 2006 International Residential Code
  • 2006 International Mechanical Code
  • 2005 National Electrical Code

Also adopted by the Board of Supervisors with an effective date of January 19, 2008:

- 2006 International Plumbing Code

All plans submitted after January 19, 2008 must also reference the 2006 International Plumbing Code

2003 IBC Valuation Table

 

Effective May 1, 2006 the Planning & Development Department will be changing from the 1998 UBC Valuation Table to the 2003 IBC Valuation Table. As a result, you may notice an increase in permit fees.

The Maricopa County Planning and Development Department has a new permit
information system available to its customers. This system is available 24 hours a
day, 7 days a week for you to retrieve the status of your permit. This system is
called Permits Plus Auto E-Mail. It is available through any e-mail account you may have.

Maricopa County Hours of Construction Ordinance C4405004000 was adopted on November 2, 2004 and will be effective as of December 3, 2004

Residential: Construction work in or within 500 ft. of Rural or Residential zones, and within 1500 ft. of an occupied dwelling.

Non-residential: Construction work in Commercial and Industrial zones not within 500 ft. of Rural or Residential zones, or within any zone but not within 1500 ft. of an occupied dwelling.

“Construction work” includes the pouring of concrete and idling of concrete mixing trucks; operating construction-related equipment; performing outside construction work for the purposes of erection, excavation, demolition, alteration or repair of any building, structure or project; operating a pile driver, power shovel pneumatic hammer, derrick, power hoist or other construction-type device; and the loading and unloading of construction materials or idling of delivery trucks. It does not include landscaping or sod work, and termite pre-treatment.

All construction work is subject to a permit to be obtained from the Planning & Development Department.

Stop work orders may be issued on construction projects violating the provisions of this ordinance by either the Maricopa County Planning & Development Department or the Maricopa County Sheriff’s Office.

Permits may be revoked by the Maricopa County Planning & Development Department upon determination of a violation of this ordinance. Permit revocations may be appealed to the Maricopa County Board of Supervisors.

Construction work by government agencies and utility companies is exempt from the provisions of the ordinance.
